A mountaintop ranch in Colorado that sits below the famous Colorado “14er”, Pikes Peak. This property sits on top of a mountain at an elevation of nearly 10,000ft and features 3 unique Glamping sites! The ranch features a tiny cabin, geodesic dome tent and platform canvas tent. The sites sit on 100 acres of private, pristine Colorado mountain land that offers over 3 miles of private hiking trails and unrivaled views in all directions. A large, mature aspen grove covers most of the property and views to the south stretch over 100 miles! Despite being on a mountain, over 70% of the property sits on level or gently sloping ground making it perfect for camping spots and events. The Eastern edge borders public land, infinitely expanding access and hiking opportunities. It’s only 1,500 feet from a large reservoir and river- both are accessible by hiking or an easy 5 minute drive. 105 West Ranch also has some deep and unique history. Our area was originally surveyed in 1881. After that, miners came through in the late 1800s and dug prospector pits looking for gold. Many of these pits and even some old tin cans from miner's camps are still visible on the property today. In 1931, the area was re-surveyed with more accuracy. In 1936, the President of the United States, FDR, granted a land patent (homestead) of 632 acres to homesteader. Part of this 632 acre homestead granted by the President was what is now 105 West Ranch. Fast forward nearly 100 years. My wife, Rachel, and I bought this property in 2019, fulfilling a life-long dream of owning our own land. Rachel and I live for the outdoors, we work in the outdoor industry and spend every chance we get exploring our beautiful state with our two dogs. As a 4th generation Coloradan, it's been a lifelong dream to own a (relatively) small part of the state my family has called home since the late 1800s. Now that we own our own piece of Colorado heaven we want to share the unforgettable experience, memories and beauty of our property with others looking for an escape from the city.

The Milky Way Cabin

Indulge in the charm of a custom-built tiny house nestled against a grove of Aspens. This 100% solar-powered and self-sustaining cabin is situated on 2 acres, accessible via a scenic 13-mile drive on dirt roads off Hwy 24. Since we are 100% OFF GRID we do not have a well or septic system. Bring 4-5 (5) gallon jugs of water and dump them in the tank under the sink. It's very easy and is plenty water when used conservatively. This way you will have running water. The shower itself uses 1.75 gallons per minute. If you decide to use the shower, make it quick! There is a water filling station next to the Fire Station in Florissant. You can fill up your jugs of water there. Bring a short hose. Ace Hardware has them across the street if you forget. One dollar in quarters will get you 20 gallons. IMPORTANT: Do not allow the water level to fall below 1/2 tank. You can see the water level through the tank. We've already had to replace the water pump because someone ran the tank out of water. If this happens, it's an expensive repair. The tank holds 48 gallons. There is a composting toilet. It's very easy to use. Please follow the instructions. If you are not willing to dump a bucket of your own urine under a tree when you leave, this place is not for you. It will fill up and overflow onto the bathroom floor if you are there for more than 1-2 days. Keep an eye on it and empty as necessary. There are two lofts. One has a queen bed and the other has two twin mattresses made of foam that fold in to chairs. Bring sleeping bags if you plan on sleeping in the loft! The kitchen table is flat against the wall and folds down when needed. Turn and pull out the lever on top release the table. This place is brand new and we are still working things out. There is a stool under the stairs and the box in the corner was designed to be used as a seat/ottoman. Lay out a blanket on the brand new Huge deck and bring binoculars or use our telescope (available in the summer only and located in the shed) and stargaze! Lots of things to do including hiking, paddle boarding, fishing in the summer at 11 Mile Reservoir. Go snow shoeing, rent a Polaris in Woodland Park, and snow mobiling in Buena Vista. Eleven Mile Reservoir is just a few minutes away by car. Detailed arrival and departure instructions are on our website. You will receive a guest password upon booking on how to use the unique systems in the cabin. You must agree to read it thoroughly before your arrival. This is our family cabin, not an Airbnb. You will be required to sign a a contract with a credit card for a deposit before your arrival. If you do not empty the urine bucket upon departure you will be charged a $150 cleaning fee. We have security cameras for when the place is vacant. We turn them off when there are guests for your privacy. Nestled in the heart of the San Luis Valley at the entrance to Penitente Canyon and Special Recreation Management Area and 50 minutes to Great Sand Dunes National Park, San Luis Valley Great Outdoors welcomes all guests to come and enjoy their cabins at Tin Can Camp. Tin Can Camp is located within 200 acres of Colorado State Trust Land at roughly 8,000 feet above sea level. The landscape is arid high desert with scattered groves of piñon and juniper trees. The camp serves as a convenient home base for launching adventures across the San Luis Valley to various local Hot Springs, archeological sites, and other small town local attractions. For the more adventurous guests, there is recreation right from Tin Can Camp with The Valleys largest trail system and climbing area less than a mile away and access to the vast expanse of the Rio Grande National Forest. The cabins are "micro homes" outfitted with modern conveniences. Each cabin has solar power, a propane heater, a compact kitchen with a sink, water jugs, and pump, two full size loft beds, a small table with chairs, an incinerator toilet, and a covered porch. Guests should know there is no water available on the property. You will need to bring water for all your needs. This includes cooking, washing, drinking, and for putting out fires. Guest should plan 2 gallons of water per person per day. A public well/pumphouse is at the intersection of County Road 38A and Road 40G (37.836363, -106.271551). Tin Can Camp is adjacent to the future Sangre de Cristo Dark Sky Reserve, and the property has spectacular views of the Milky Way Galaxy. Each cabin has a fire ring for guests to relax and enjoy the dark nighttime sky. Wood collecting on the property is not permitted, so guests must bring their own firewood. As mentioned, the property is located at the entrance to Penitente Canyon. Penitente Canyon is a Nationally-renowned climbing destination with more than 400 climbing routes. Penitente Canyon also has 30+ miles of non-motorized trails for mountain biking, hiking, and equestrian activities and guest have direct trail access from camp! Guests can ride mountain bikes directly from the property. There are numerous recreation, sightseeing, historical and cultural, and agricultural tourism opportunities in the nearby Rio Grande National Forest, Great Sand Dunes National Park and Preserve, and Sangre de Cristo National Heritage Area. Gas, ice, water, and some groceries can be found nearby at the La Garita Trading Post, which has operated since 1913. The La Garita Trading Post is in a historic log cabin and serves the best local-beef burgers in the San Luis Valley.

We are conveniently located 30 minutes from the Great Sand Dunes NP, Zapata Falls, and aim to provide a secluded space to relax and rejuvenate. Here, guests can feel the sacred energy of the land, surrounded by the healing properties of sage and quartz. We invite you to come and explore our grounds, and reconnect with your higher self. We are 100% off-grid. There is no well or septic system. For running water we provide 6 (5) gallon jugs to fill nearby and the tank under the sink for $1 per container. The tank holds 35 gallons. It’s easy and has plenty of water when used conservatively. The shower uses 1.75 gallons per minute so make it fast if you decide to shower. DO NOT allow the tank to fall below 1/4 as it will break the water pump thus creating a very expensive repair. You’ll be able to see the water line to monitor usage. The composting toilet is easy to use. All parties must watch a 2-minute video and agree to use it properly. You must monitor the urine bucket and discard it accordingly. Liquid in the composting bin or using or placing paper or products where it is not allowed will result in a $150 cleaning fee. If you are not willing to discard a bucket of your own urine in a designated spot by the cabin this place is not for you. The primary loft has a comfortable queen-size bed, 4 pillows, and a comforter. The second loft has two twin beds placed together to create a queen-size but can be taken apart. There are also 4 pillows and one queen-size comforter. The sofa is a pull-out that can sleep another small person (5’10 or shorter). Like camping, you must bring your own sheets or sleeping bags. The kitchen is equipped with a fridge/freezer, a Wonderoven, a classic Nespresso machine, a French press, an Italian press, a Tramontina all-in-one pan with steamer grate (great for cooking fish), a medium-sized Dutch oven for the stove (soups, sauces), griddle, utensils, knives, plates, and cooking and grilling utensils. We have a propane stove and outdoor grill. We have an eat-in kitchen for 2, a table outside that seats 6 to 7 people as well as a 2-person outdoor ledge looking out at the mountains. An internet hotspot is available for $10 per day via Solis. We also use our mobile phone hotspot which usually does the trick for both laptop work and watching TV. NOTE: From November through May, the cabin is dry with no running water due to freezing temperatures. GROUP CAMPING OR A RETREAT? In addition to the cabin we also have 3 generously sized cleared camping spots each with gorgeous mountain views making it a great option for group camping (4x4 vehicle required to access) or to host a retreat.
