We only offer 4 tent spots (first come, first served), as well as 4 RV spots. We rent out our 38' RV separately. We have torn down and repurposed some of the manufactured homes on the property. We continue to create numerous gardens with veggies and herbs. We have also planted numerous fruit and flowering trees, bushes and flowers for bold color throughout the year. Our property is completely pesticide free. We currently have 11 free range chickens, known as The Dixie Chicks! Guests enjoy feeding, petting and collecting their eggs, which are delicious! We offer both RV and tent camping on both sides of Conleys Creek. Each site has a grill and fire pit. Fish or cool off in our creek, which is regularly stocked with trout. We do not allow the use of our small wooded areas as toilets. Please review the Extras options as we offer river lifts, firewood and dog stays; thank you! Quiet hours are from 10pm to 9am. Roamstead was born on a family RV trip across the country. Our founders noticed their glamorous plans often ended in glorified parking lots or dirty campgrounds without amenities or thought regarding design. Alongside that, many campgrounds seemed unapproachable to those who hadn’t been before. A vision was born to reinvent 'roughing it' in a way that could welcome all adventurers to experience the magic of the great outdoors. We believe the beauty of nature should be experienced by everyone. It's good for your health, and the more we connect with and learn about the outdoors, the more we'll feel compelled to protect it. Whether you've been camping all your life or this would be your first trip, we're here for you. We aim to build a bridge (you know, a metaphorical one) to the great outdoors, where all adventures can truly feel welcome. Roamstead is committed to making our outdoor spaces accessible to everyone. At our Smoky Mountains location, we're partnering with Friends of the Smokies to do just that. Friends assists the National Park Service in its mission to preserve and protect the Great Smoky Mountains National Park by raising funds and public awareness, and providing volunteers for needed projects. They restore trails, build handicap accessible access points, and provide urban youth educational opportunities in the park, to name just a few of their many projects. A dollar of each stay at Roamstead Smoky Mountains is donated back to Friends of the Smokies to help continue their mission.

A few features about our property: - Working farm: Campers are welcome to meet our Icelandic sheep and take a self-guided tour of our farm, along designated pathways. - Security: The campground and farm are fenced in on three sides with the river being the fourth boundary. Personal code to the entrance gate will be given at check in. - Bath House: The restored bathhouse is split into boys’ and girls’ sides. Each side has 2 private showers, 4 flushing toilets, sinks, hot water, and gas heat. - Community Pavilion: The Pavilion is a large 40x30 ft. open sided structure overlooking the Nantahala River. It has an ample fireplace, running water sink, counter space, couches, and table with benches. - Pack Room: Where the adventure begins! A cozy hub where all guests check-in, get local information, view maps, and grab some local seasonal groceries. It has been an ongoing labor of love to transform it into a small, unique RV and tent camping park along beautiful Conleys Creek. We only offer 4 tent spots (first come, first served), as well as 4 RV spots. We rent out our 38' RV separately. We have torn down and repurposed some of the manufactured homes on the property. We continue to create numerous gardens with veggies and herbs. We have also planted numerous fruit and flowering trees, bushes and flowers for bold color throughout the year. Our property is completely pesticide free. We currently have 11 free range chickens, known as The Dixie Chicks! Guests enjoy feeding, petting and collecting their eggs, which are delicious! We offer both RV and tent camping on both sides of Conleys Creek. Each site has a grill and fire pit. Fish or cool off in our creek, which is regularly stocked with trout. As a convenience to our guests, we sell eggs, firewood and ice. Enjoy the game room playing billiards or shooting darts. Enjoy the nice weather and play one of our numerous outdoor yard games. We have a very clean, private guest bath house, excellent WI-FI and a dump station. Hike up our mountain range to locate our second creek. Overview

Nicknamed “the peaceful side of the Smokies,” Townsend, Tennessee is a gateway to Great Smoky Mountains National Park. The area provides access to a wealth of camping accommodations, including primitive backcountry camping, glamping in canvas yurts equipped with wood-burning fireplaces, and tiny home rentals featuring full kitchens, soaker tubs, and cable TV. After setting up in any type of camp, venture into the Great Smoky Mountains to hike a section of the Appalachian Trail, view a snapshot of history in Cades Cove, or experience a bird’s-eye view from the observation tower on Clingmans Dome. For fun that’s a little closer to town, the underground natural world of Tuckaleechee Caverns awaits.

Where to go

Cades Cove

A lush valley flanked by mountains, Cades Cove is a great place to spend the day when camping near Townsend. The 45-minute drive from town brings campers to this iconic paradise, where hiking, horseback riding, wildlife watching, and sightseeing amid historic buildings abound. Cruise down the 11-mile road that loops through the area, or wander on foot via the 5-mile trail to Abrams Falls. On-site campsites come with a range of amenities like picnic tables, fire rings for grilling, and access to restrooms with flush toilets.

Clingmans Dome

The highest point within the Great Smoky Mountains, Clingmans Dome has a steep, half-mile pathway that leads to an observation deck with 360° views of surrounding mountain peaks. Campers will be set with plenty of places to call home, including equestrian campsites, RV campsites with dump stations, and backcountry tent campsites. The access road is often closed due to weather conditions in winter, so double-check availability before booking.

Tuckaleechee Caverns

A 5-minute drive from the center of Townsend, Tuckaleechee Caverns is a must-see attraction. Boasting 24-foot-high stalagmites and the 210-foot Silver Falls—the world’s tallest underground waterfall—Tuckaleechee is a once in a lifetime experience. There are a variety of nearby campsites to choose from nestled into the shores of Little River. Campers can find perks like free wifi, fire rings, and picnic tables, as well as a mix of back-in and pull-through RV campsites featuring full hookups.

When to go

Townsend has relatively temperate year-round weather, but it gets chilly enough in winter for snow. Look into road or campsite closures prior to booking in the colder months. April, May, September, and October are prime picks for quieter campgrounds and warm weather for outdoor activities. Spring brings wildflower-filled valleys in Cades Cove, while fall revamps the forests with color as deciduous trees drop their leaves.
