Learn more about this land: Stay in our cozy 8’x10 ‘ wall tent on a 14’x16’ deck built next to a waterfall. The site includes include a private outdoor shower and a well serviced outhouse per site. Relax in front of the fire pit and grill that overlooks the falls. You will have plenty of privacy, surrounded by woods, access to lush forest, and modern amenities such as: WiFiprovided by Starlink, queen bed, propane tent heater to keep you warm in the cooler months, Brooklinen sheets. The property allows lots of beauty, peace, and serenity. Feel free to roam the 12 acres of woods, fields, waterfalls, and brooks. There are 3 historic waterfalls on the property. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants. Area surrounding the site as well as the areas not surrounding the main house, are accessible with caution. Access to the brook is at your own risk. Brook subject to flooding. Please note location of water rescue equipment at the site. Don’t forget the ice for the Yeti cooler!

Waterfall tent/mineral spring tub
We loved this place!
We really enjoyed our stay on Sam’s land. It was everything we hoped it would be and was mostly as the reviews before us described it, but ill updates and details below. We had limited interactions with sam but when we did see him in the front he was very nice and seemed accommodating. The site was very pretty and well maintained. A few things to note: the hot tub is now propane heated NOT wood burning, so it’s easier. But for some reason the water didn’t get hot the first night - the second night was great. The site is on a road and there are other sites not far away but it did feel private and it was fine for us. There was no wood supplied so we would recommend bribing your own in the way. The town has limited grocery options so we went to Delhi and Livingston Manor (we were already there sightseeing) both about 25 min so plan accordingly. Everyone recommends Northern Italian Farmhouse but be aware it’s open very limited hours in early June and requires reservations to be made early. We did eat at the spotted cow which was good and Kaatskiller in Livingston manor for pizza which was good and vibe was cool. We also did Upward brewery which we found a bit disappointing for beer but the vibe was great. In our opinion Roscoe Brewing was better, staff was cool, and they had a singer who was great on Saturday afternoon.

While there’s other cabins and a town nearby, this cabin sits far back into the woods completely private, quiet, and serene.

Waterfall tent/mineral spring tub
Beautiful getaway on a waterfall
Amazing getaway! The tent/yurt was perfect, plenty of space for 2 people and was very comfortable. Cooking on the grill was easy and we loved having the fire pit there. The outdoor shower was amazing, easy to use and plenty of hot water. The location is gorgeous, secluded enough and overlooking the waterfall but just a couple minutes from stores in town. We also loved laying in the field across from our site. The host Sam was extremely helpful and even helped us change a flat tire we had. Highly recommend Sam and this trip!

Waterfall tent/mineral spring tub
Hot tub under the stars
Sam was so kind and thoughtful! Provided everything you might need (cooking equipment, bedding, coffee and coffeemaker, propane heater in the tent, heated shower…) SUCH a chill and laid back vibe. Pro tips: Naturally a waterfall area is going to be a bit buggy, but not a problem at all…the fire pit fixed that (and citronella coils for when the fire isn’t going) The hot tub was such a nice touch, but I didn’t realize until some time that you have to clean out all of the old firewood ash for the water to heat up (give yourself enough time for that and heating up the tub) If you’re looking for a serene experience, just book it! …and pick up some dry firewood on the way! PS We’ve been to a lot of places in the world, and the stars from Sam’s place were TOPS. Thank you again Sam! :)

Tiny camper with spring tub & brook
Cozy Tiny Camper Getaway
This was such a lovely stay! The sounds of the running water mixed with the secluded privacy of the woods was the perfect mix for a getaway. You don’t even realize other sites are around because it’s so private. Feels like you have the woods to yourself. The tiny camper was great. The host has these cute personal touches, is responsive and very helpful/friendly. Really made you feel comfortable and great hospitality. Sam is amazing! Had everything we needed and then some: kitchen utensils, cooking supplies, coffee, coffee creamer, lighters, microwave, fridge, towels for the shower (that was amazing - instantly hot and so cozy to shower outside). There is a tv but we didn’t even use it because we were too busy making fires (wood available for an additional cost) and exploring the surrounding areas. Went on a hike a bit into Catskills Park which was stunning and lovely. Everything was green and wooded. We had the best of times. Would recommend this to anyone and would book it again.
