Learn more about this land: Stay in our cozy 8’x10 ‘ wall tent on a 14’x16’ deck built next to a waterfall. The site includes include a private outdoor shower and a well serviced outhouse per site. Relax in front of the fire pit and grill that overlooks the falls. You will have plenty of privacy, surrounded by woods, access to lush forest, and modern amenities such as: WiFiprovided by Starlink, queen bed, propane tent heater to keep you warm in the cooler months, Brooklinen sheets. The property allows lots of beauty, peace, and serenity. Feel free to roam the 12 acres of woods, fields, waterfalls, and brooks. There are 3 historic waterfalls on the property. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants. Area surrounding the site as well as the areas not surrounding the main house, are accessible with caution. Access to the brook is at your own risk. Brook subject to flooding. Please note location of water rescue equipment at the site. Don’t forget the ice for the Yeti cooler!

We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. a largely off-the-grid, truly unique, 420-friendly cabin and YURT in beautiful Livingston Manor. A ‘tiny house’ with every conceivable amenity—full kitchen, hot shower, indoor toilet, woodstove, spacious living room, enormous sleeping loft, speakers for your music, excellent wi-fi—thoughtfully arranged to maximize space and ease of use. The house is at the end of a shale road on a blueberry orchard. Guests are invited to pick all the fruit they like. The hillside’s high elevation provides an oasis of cooler temperatures during every summer heat wave. The panoramic view of the Catskills from the front porch has to be seen to be appreciated. across the property, smack in the middle of the blueberry bushes, is the latest addition to our eco-getaway: a YURT. It’s a slightly larger tiny house, albeit a round one with walls of cloth instead of wood. Like the cabin, the YURT has a full kitchen, hot shower, indoor toilet, woodstove, etc. If glamping is your thing, come and spend a night or two under the stars while sleeping indoors. while the setting is delightfully off the beaten path, it’s also a short drive to the cafés, breweries, and eateries in the charming hamlet of Livingston Manor. World class hiking, swimming, camping, and fishing is even closer. (Camping and hiking gear provided.) perhaps most importantly, our place offers more than a getaway. Guests learn how hygienic a composting toilet is, how easily a spring provides water for one’s home, the joys of heating with wood, etc. A few days on the blueberry patch is both a rewarding glimpse of the sustainable life and an invaluable education in how comfortable a small house can be. If you’re considering procuring your own, spending time in one of ours will help you decide if such a home is right for you.

Steady Slope Fields and Forest

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

In order to camp here outside of the summer months, you will need to bring a propane heater or other portable, self-fuelled heating device with you.* Cosy up in my cute 10x12 wood cabin with a star-gazing/yoga platform on the edge of the forest in the beautiful Catskills. Walk down through the forest to the creek and gather around the firepit in the evening. There is also plenty of space to pitch additional tents around the cabin or in the woods. The cabin, a repurposed and insulated tiny barn, comes with: — A double bed (please bring your own linens/sleeping bag) — Outdoor chairs and beanbag — A propane-fueled camp stove — A large Coleman cooler — Rechargeable lantern — Cooking/ dining gear (including basic condiments like olive oil, salt, hot sauce etc — and a camp coffee maker!) — A spare tent and inflatable mattress for additional guests — A zip line for visiting dogs, so your best friend can also enjoy more of the outdoors. — Firewood is not included, but can be purchased when you book, and is also available at several nearby stores. The cute small towns of Hobart and Stamford are both under 10 mins drive away, with coffee shops, bookstores and supermarket. Just outside of Stamford, there is lake with public access for swimming. The Bramley Mountain trailhead is 20 minutes drive away, and access to the 19-mile-long Catskill Scenic Trail is in nearby South Kortright.
