St. Augustine's original Alligator Farm was located adjacent to our property. We are one mile south of the NE FL Regional Airport and it's not unusual to see a biplane practising barrel rolls for an air show. We are 30-45 minutes from Jacksonville, birthplace of the Blue Angels, and 15 minutes from downtown St. Augustine, the nation's oldest continuously occupied city. Message me for discounts on long-term stays. Learn more about this land: Bring your tent, van or small camper and share our slice of paradise! Enjoy a variety of seating areas on our half acre lot full of fruit trees and flowers, or watch the sunset from the hot tub. Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank. We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. Wifi, electric and water included. Porta potty and outdoor shower with 8 gal. hot water tank. Two large outdoor sinks, one with 4 gal. hot water tank. Two locked gates in our chain link fence allow most RVs the option to pull through or back in. Water and 30A electric hookup located at corner of concrete pad, next to the Jennair gas grill. Relax on our Broyhill couch and easy chairs under the awning, and enjoy our latest addition, a fire table. Hang out in the gazebo with mosquito netting and fabric panels on a Trex deck. Keep an eye out for hawks, owls, osprey and ibis. If you are extra lucky, you might spot our resident gopher tortoise! Campers rave about the warm hospitality of Karin and Phil, making visits feel like a home away from home. The site offers a peaceful and secure retreat close to the attractions of St. Augustine, with hosts who ensure every need is catered for, from a well-equipped kitchen to a soothing hot tub. Guests appreciate the clean and thoughtfully arranged amenities, which enhance the overall camping experience. While most find the atmosphere relaxing, some mention the occasional sound of nearby trains, which doesn't seem to detract from the overall enjoyment.

Exceptional Hosts
Tent
Karin and Phil were exceptional hosts. They went above and beyond to ensure we had everything we needed. The space was lovely and I enjoyed the hot tub. They had such comforts like an on-demand hot water shower, a clean restroom, a screened structure with outdoor furniture, a nice grill and more. The hosts are experienced campers and hikers and know what their guests need to be comfortable. Thank you both!

Got it all!!!

What a wonderful place! Joseph and Karin are amazing hosts. The site offers everything we needed and more. For us, as vanlifers, it was the perfect spot. Close to historic St. Augustine and the beach. Plenty of shade, a quiet and spacious location. I 100% recommend this site.

What wonderful hosts! So nice and accomodating. Also the place is just wonderfully set up. Between the hottub, lights, shed with washer, dryer, and cooktop AND an outdoor movie theater (that is also screened in), they thought of everything. Also, randomly the absolute cleanest port-a-potty I've ever used, haha. This is a great place hosted by an amazing couple! Highly recommend.

If you’re trying to see the St. Augustine area, Karin’s place is a fantastic option. It is minutes away from the historic district, Vilano Beach, and Anastasia Island. We had a group of teenage girls, they loved the hot tub and outside shower. The shed had all the amenities of a hotel room plus a range. The yard is full of lovely garden beds and motion sensor lights for that late night trip to the restroom. You should know that the property is near US1, several trains will go by, and there is an active airport close to the property, BUT, we would all go back tomorrow. I’ve been more disturbed by hotel ac units. This was my first HipCamp experience, I would recommend the app and Karin’s spot to anyone with full confidence.

I had a wonderful & relaxing stay. I didn’t get to meet Karin as she was out of town, but Phil met me and settled me in. Great host communication. Such a lovely and secure setting so close to Saint Augustine. All the amenities were above and beyond…highly recommend!
