The property is 1.5 acres in total set amidst rural surroundings. It is a very quiet and peaceful community set on the shores of the lake and surrounded by magnificent trees and greenery. There is limited bus service about a 20 minute walk away so a car is recommended. We are about a 25 minute drive away from Sidney, where most people will arrive by plane or ferry from the mainland, and also about 25 minutes away from downtown Victoria. The driveway from the street up to the front of our house is a paved sloped driveway and from there the access to the camping site is a sloped and curving dirt road. You don’t need a four-wheel-drive to get up it. We just want to be sure you are aware. The area itself is a level piece of ground to the side of our house. It is big enough for a small camper van and a tent. Please note it’s not a camping space like you would find in a provincial park. There’s no picnic bench or fire pit. In any case open flames are not allowed due to municipal regulations. Portable propane powered camping stoves are fine. We can supply a couple of plastic chairs and a small cocktail sized table. The facilities are comprised of a toilet in a small room in our basement and a utility sink just outside, accessed through the sunroom and down the back stairs. Pets are welcome, but must be on a leash or otherwise kept under control and not allowed to run loose. We have three cats ourselves, but they are 100% indoor cats and we do not let them into the sunroom when we have hip campers . There is no bath or shower available. You are advised to bring your own face and/or hand towels if needed. You also need to be prepared to take away your own recycling, garbage and organics.Offering an approximate 30’ by 30’ flat area on our 1.5 acre property, which has views, through the trees, of beautiful Prospect lake. It is large enough for a small RV and/or a tent. Indoor hot and cold drinking water and flush toilet available. Campfires are strictly prohibited but portable propane powered cooking devices, used responsibly and safely, are allowed. The nearest bus stop is a 20 minute walk away so a car or even a bicycle is recommended. it is a 25 minute drive to Sidney, the airport and the BC ferry terminal in one direction, and a 25 minute drive to beautiful downtown Victoria in the other. You must be quiet and respectful of our neighbours at all times, and especially from 11 pm onwards. No partying, drugs or alcohol. Pets are permitted as long as they are quiet and not allowed to wander at will. The latest check-in is normally 10 pm. A check in later than that may be possible, but you would need to discuss with us first. We always recommend people check in before sundown as it’s a rural area out here and it gets very dark.

Stayed for one night with my friend whilst bike touring through Vancouver island. The location was great, amenities were clean and kindly provided. Overall a very comfortable and affordable experience!

Elizabeth was very quick to respond to messages on the app and even suggested some great places to visit on our way to the campsite. The site was clean, including the washrooms, and there was running tap water available outside the washroom . We had no issues during our stay, and I would definitely recommend this spot for anyone looking to set up camp. This place is close to Butchard gardens, Butterfly gardens, Mount douglas and Elk park . Thank you very much!

I would have to agree with previoys travelers regarding toilet in the basement, smallish area etc. and would add that the lack of privacy from the owner was very uncomfortable. They have a window right by this spot from which they lurk and when you go to use the bathroom they are peeking thru on the other side. Also there was a nasty smell of rotting garbage from somewhere all night long. Neighbors dogs bark a lot! But hey if you catch the late ferry and don't got a place to go this will do.

Ron came out to greet me and gave a lot of help to negotiate the corners as I was backing up my trailer. It’s a rare Hipcamp opportunity - 20 mins from downtown, toilet and water availability, and a treed rural setting. Will absolutely stay again.
