Hot tub use With 2 persons and a 2 night stay -additional fee $115 . Hot tub for 3 people and again 2 night stay additional $85 This property is one large Yurt can easily fit up to 7 adults or more if children or teen group. The last two weekends just prior to Halloween a large regional organization turns an old academy into a 25 room Haunted House..called The Haunting there is a fee and only 5 minutes away. We've been to it a number of times it is great

Family owned property obtained through the barter system. You shingle my barn and I'll give you that property. My Pappy's land. 11 acres. Recently cleared for its timber. With some landscaping it became clear that beautiful campsites were forming. My father is 78 years old. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season. 2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a bucket compost toilet. A compost bag and shavings/leaves/moss provided. The tent sites are off grid with a few conveniences. Please view my camper rental if you are seeking another experience. Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any.

Please ask me about extra services I provide such as catering, a equine experience or anything else you might need. Come glamp/camp in one of New Hampshire’s only Lotus Belle Star Gazer tents. Set up on the top of our land at New Morning North Farm. You will have your own driveway all the way up to a view in the middle of the woods. There are trails right from your site! We have a small farm with a friendly mule and horse that stay close to the site. Our beautiful tent is currently fully furnished with 2 twin size futons and 2 queen size futons. The futons are stackable to make more room during the day but can be spread out for comfortable sleeping for everyone. There is also a shelf with useful books and a light. A chest full of extra blankets and a couple chairs. Note- Each futon has a washable cover that is cleaned between visits and there are extra pillows and blankets provided but you should bring your own bedding to make sure you are as comfortable as you can be. If you're traveling by plane and don't have your bedding let me know and I will see what I else I can provide. There's a rustic yet clean compostable toilet with compostable toilet paper, hand sanitizer, a water dispenser and a fresh towel for cleaning but there is no shower. There are plenty of beautiful lakes and rivers around to swim in though! There's also a very affordable gym with showers at nearby Colby Sawyer College. There's a fire pit with wood included but this is still camping and you are encourages to find kindling and bring some newspaper to get it going. I will let you know if there are any fire restrictions. Outside the tent we also have a table and chairs and seats around the fire. There is a water dispenser for drinking water on the table and a small charcoal grill. I can refill water as needed. We have a tree house and playground for the kids (sorry the zipline is down right now because we had a huge tree fall over the winter). We are hoping to get it back up soon. Kids love it here! They get the pat the horses and play on the natural playground. If we are around, you're welcome to come help feed the horses and chickens and catch frogs in the pond. Just text me. We also now have two huge domesticated ducks that hang out on the pond. The farm dog Hector does his job every morning and runs around the property checking things out. If he happens to come up to the camp don't be alarmed. He is loud yet friendly. We have a general rule of no dogs but sometimes dogs are okay. Please reach out. We are only a few miles from famous Grafton Pond and very close to Cole Pond, Kolelemook Lake, Little Lake Sunapee, Pleasant Lake, Lake Sunapee, Mascoma Lake and the list goes on! Only 10 minutes to New London for shopping and dining. Tons of hiking close by too! Shaker Village in Enfield is very close and Hanover and Lebanon are about half an hour away. I quick drive from Boston can take just over an hour without traffic.

Small Camper on your own private campsite, water, electric, heat, ac-- its like camping but just a little "fancy". This is a small camper so best suited for two people but the dinette does turn into a very "very" small bed if an extra person or child wanted to join. We are close to Franconia State Park, Lincoln/Woodstock and Waterville Valley. We have a beautiful set up nestled in the woods. Covered gazebo with table and chairs, covered cooking space, electric BBQ, fire pit, river tubes and more. Enjoy our trail thru woods and enjoy waving to Cafe Lafayette Dinner Train go by. We live right next door so if you forget anything or have questions we are just hop, skip and jump away. **We do allow dogs but must remain leashed at all times, we have two dogs on our property that are trained to stay within our property line and we have neighbors who strongly prefer no dogs on their property as they have guests staying there- we need to fully respect this so we can continue to allow dogs at this listing. ***This is a not a commercial campground***
