We love to play music and get together with our friends and have been hosting people for some time. Steady Slope Fields and Forest

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Brook Hollow Homestead

Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. We are a 30-acre working active Hay farm. We purchased the farm when my grandfather passed away in 2014. It was once used to feed his cows. We had a working dairy farm. Now the property is used for your enjoyment and ours. As well as making hay. We have an 8-acre garden planted with rhubarb, raspberries, and berries on the farm too. Adirondack Rustic Retreat

As far as we know, this land has been occupied since shortly after the civil war. It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well. All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time. During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings. There have been many owners over the years, but we are proud to say it has been with us the longest. Our family bought it in 1961 and we have been trying to be good stewards ever since. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River. We recommend four wheel drive for some of our sites so please ask about them. We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. We also host local Scout Groups, and Appellation Trail hikers. Hikers know that we are located about 2 miles south of the route 9 trail crossing at the Appalachian Market and offer pick up and drop off service from there on weekends. Hudson Valley is a wonderful 4 season go to location and being about an hour away from New York City you won’t spend hours in the car before being able to stretch your legs.

The property is a 5 minute drive to the hamlet of Mountaindalewhich has a lovely Rail Trail for hikes and bikes, and some excellent dining options including @ highvoltagecatskills, in addition to creek bar a magical cafe & bar with outdoor seating and fire pits that serves delicious modern Polish American comfort food, great cocktails, and has live music and events on weekends. There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop. Also stop by @badgrandmashop for the most vibrant and stylish clothes for all sizes and styles. Not to be missed. There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there! If you plan on bringing a pet please be sure to add that fee to your booking under "extras" ($25) If you have additional guest(s) that would like to join you that fee is ($25 a night per person) and you will need to message us about how to arrange that. Steady Slope Fields and Forest

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.
