This is a 200 year old farm filled with life. There are well groomed areas and other more wild areas. We are on almost 13 acres of land that attracts all forms of natural wildlife. In addition, we have alpacas, pigs, sheep, goats, dogs, a cat and chickens. There is a beaver pond on the lower property. Each site includes a place to sit and eat (ie. picnic table), fire pit and just breathtaking views. Campers can drive into and park at their site. Each site is separate and private from other sites. We are 15 minutes from Highland Mountain Bike Park We are 15 minutes from Bank of New Hampshire Pavillon (concerts) We are 15 minutes from The Weirs in Laconia (Bike Week) We have two outdoor showers that are very rustic and open and the water is the temperature of the surrounding air (bring a bathing suit or something to shower in, there is no privacy fence at this time) This is an active farm that has an operating butcher shop on the premises. We have a farm store offering a variety of items for sale including eggs, honey, rubs and much more. There is a microwave available to the campers in the farm store as well. Each site will be given a bundle of fire wood on the house, additional wood is for sale. You are welcome to participate in farm work. Coffee (from a local NH roaster), tea, hot chocolate and potable water (from the faucet) will be available daily. We are a farm family with young children so large and rowdy or drinking parties are very heavily discouraged.

Sit by our beaver pond and watch all the wildlife. Excellent bird watching, all kinds of flora and fauna. Miles of ancient stone walls. Bring your horses, lots of trails and fields to ride on. Excellent dark sky area for terrific star gazing. Try your luck at panning for gold in Broad Brook. Campers are welcome to borrow our panning equipment. * Imprtant Firewood information: Campfire wood bundles can be waiting and ready at your campsite, pre order using the “Extra” tab while booking your site.. Start your trip off right with bundles of firewood waiting for you at your camp site for your first campfire. Vermont prohibits the entry of out-of-state firewood. You can bring your own firewood that has been certified heat-treated to 71° C (160° F) for 75 minutes at an approved treatment facility is allowed in, and it must be labeled as such with the producer’s name and address. This is to protect the state’s natural and agricultural resources from the devastating effects of invasive tree pests that can spread to new areas when people travel with firewood. You can purchase this wood if you prefer at many stores like Tractor Supply, Lowes and many local stores.

The Lodge and cabins we have at Sand Pond are situated about one hundred yards from beautiful sand pond (actually a lake). Sand Pond is a spring fed lake near the base of Silver Mountain which is a beautiful and close by hike to 360 views of the surrounding region/mountains. You will have easy and direct access to the sandy beach and swimming. The water is crystal clear and the water around the beach is very shallow which is great for children. The beach has a fire pit available as does the lodge. We have kayaks, a canoe and paddleboards available on the beach for guests to use. The property surrounding the camp site includes a brook running along a walkway acessable from the camper and gardens with a view of Meeting House Hill a small mountain overlooking South Sutton. Also on the property was a NH sugar house, converted to a Christmas Craft Barn for many years, presently being renovated into a yoga studio. You’ll be awakened by birds and other wildlife and the occasional log truck rolling through nearby Rte. 114. A walk to the center of the village and quiet friendly neighbors. Learn more about this land: We are located in New Hampshire's lakes region including Keyzer and Sunapee to name a few. Approximately 5 miles to historic Musterfield Farm and Wadleigh State park. Plenty of outdoor activities to choose from including hiking, kayaking, canoeing and boating. Walking distance to Meeting House Hill, a small mountain visible from camp site. Mt. Kearsage nearby provides outdoor picnic areas as well as a 1 mile hike to the Summit.  Knights Hill Nature Park offers info-ventures including Pond/Vernal Pool/Wetland Ecology and viewing butterfly species identification.  Our property includes a small brook and a larger Otter Brook along Roby Road.In winter months many NH snowmobile trails are available to the winter adventurer.

We have a sweet and (overly) friendly Golden Doodle named Bennett who may sometimes be out and about. 😊 Please let us know if you prefer not to interact with him. In the winter, someone will come to plow if there is more than a few inches of snow. No smoking at all, inside the unit or on the grounds. No littering, loud music, or parties. Pets are not allowed. Our space is designed as an adult, couples’ space and may not be suitable for children. If guests hope to bring children, please know that space is limited and we do not provide additional bedding/sleeping accommodations. Our property is a natural wooded area and, as such, there are hazards, such as rocks, tree roots, poisonous plants, and depending upon weather conditions, cold, wet, and slippery surfaces. There is limited solar lighting around the property after dark. This area is home to wildlife both big and small. For this reason, we ask guests to take care and clean and pick up any food items left outside the unit to avoid attracting pests and animals.
