stayed 2 nights in early April pros: easy to find, clean property, metal fire pit, picnic table, Melinda and Dan are very responsive and friendly, they brought their tiny home to the site because they knew I was tent camping on a rainy weekend, requested a wood chopping block and they delivered it immediately cons: the tiny house has a funky odor to it and apparently my down pillow absorbed this odor through the air - hoping this goes away over time but right now it's unusable there's not much privacy because the road is 50 feet away and had pretty regular traffic. some of the passing vehicles slowed to almost a stop and I could see them rubber necking to get a look at whoever was at the site. this made me uncomfortable leaving my possessions when I would leave for the day because I didn't know who all these visitors were and they all seemed overly interested in getting a look at me. I can be a bit extra when it comes to privacy/security so this was probably partially just me. suggestions: orient the tiny house so it's between the road and site to add privacy and provide a way to secure the house ( key, or combination keypad)

Great spot! Excellent signage to the campsite. Beautiful outhouse. Slept in my car and then drove to ADK Loj about 40 minutes for a hike. Good communication and not expensive. Win win.

Came into Burlington for a show at Higher Ground and needed a place to park my pop-up camper for the night. This was a great little spot! 20 minute Ubers into the city, goats to pet, and a great host!

It was a really great place! Joan and Bob are so nice. Joan showed us the amenities once we arrived. I took a walk with her in the morning to go see her cows. We also bought steaks for a meal.

Sandy's farm was such an absolute gift. She was a wonderful host. Despite the bad weather she made accommodations to make our experience unforgettable. The wood fired sauna was an absolute highlite of our trip and she had it ready for us when we arrived. She also provided a few options for things to do in the town which enhanced our experience. I will definitely be coming back to Sandy's in the future, and would highly recommend to anyone wanting a weekend get away.

We really enjoyed our stay at Ubuntu! Aisha is very friendly and happily showed us around. The view from the mountain top campsite was amazing to wake up to. Despite the weather being finicky, we still had a good time making s’mores and hammocking under the trees.

A friend and I took our newly 18 year old daughters to Jerry's land over the weekend it was just what we all needed the hot tub was amazing we played lots of fun games and ate delicious food. With both our girls graduating high school this year it was nice to have a trip that we will have great memories of when we send them off at the end of the year. Highly recommend.

2 nights at Rooted Acres Farm

My wife and I had another wonderful stay at Jerry's cabin. We first stayed there December of 2022 and it was good to see and enjoy the subtle improvements over that time, demonstrating the host's thoughtfulness towards his guests. We stayed mid February with 30"+ of snow and cold nights dipping to around 0 f with a stiff windchill. The new propane heater kept the nip out of the air and the indoor cooking setup was well stocked with a counter top burner. Dimmable LED city lights and battery powered refrigerator were both nice touches. The improved wood-fired hot tub was a perfect way to relax after days of Nordic skiing at Craftsbury.

It’s the third time I have camped here at Knotty Pines and I enjoy this site very much (which is why I keep coming back). Cara is a terrific host and replies quickly to my messages. It is so quiet here and peaceful; the perfect way to unwind with nature.

Weekend Trip to Rooted Acres Farm

We had a fantastic winter weekend at this lovely cabin! It was super cozy and had all the amenities we needed. There was plenty of water, the lighting setup with the electric battery was easy to use and kept the whole space lit at night, and the propane heater kept us warm all weekend. The space is super well designed and thoughtful from the decor, to the bathroom and little indoor kitchen setup. You can tell this space was created with intention and love! We had a lot of fun building a fire and using the cowboy hottub, and the property is magical. Would love to visit again soon!

Texas Hill Brook & Dark Star Cabin

Learn more about this land: Both sites are located in beautiful Huntington, VT on the occupied lands of the Abenaki/Wabanaki. Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own. Dark Star Cabin Dark Star is the perfect base camp for your northern Vermont hiking and biking adventures! Comfortable accommodations for 6 in a solar powered cabin. Located in Huntington close to some of Vermont’s best trails, Dark Star is a short hike (less than a mile) from a private, secure parking area. The hike is not difficult, but ground is uneven, some of it is uphill, and it may be wet. Note that this property is HIKE-IN ONLY and pack in/pack out (i.e. you will need to pack out all trash, etc.). Unwind in the wood-fired sauna, lounge on the deck under the stars, sharing stories of your escapades and planning the next day’s adventures. Pull-out queen sofa bed on the main floor plus 2 full size beds in the loft. Pillows are provided but bring your own linens. Peck Farm Orchard Pond

Over 200 years ago, our ancestors established the Peck Farm to sustain their families and build a community. Eight generations later, we strive towards the same goals. Our farm is conserved through Vermont Land Trust and is an active farm featuring cropland, maple sugar woods, and apple orchard.Learn more about this land:Your camp site is a flat mowed lawn next to our orchard irrigation pond. The pond is fed via solar pump which is located in the wetland cow pasture just beyond the site. The camp site is situated between 2 woods a wetland and our pick your own apple orchard. A variety of bird species can be seen and heard throughout the day and in the evening. The area is a well used animal transition zone with deer, black bear, bobcats, turkey and many others. A fire pit is available, swimming in the pond is allowed. There is a traditional 2-hole outhouse 600ft from the campsite. Power hookup for charging is available on the property as well. Fall campers will have full access to our corn maze, apples, apple cider, cider donuts, dry hard cider and hay rides. The site is 6.5 miles from the capitol of Montpelier. Our town forest featuring miles of hiking trails is located just one mile from the site. Our parking area is often used by bikers and walkers for convenient parking.

Dog River Run

Surrounded on three sides by two brooks and the Dog River, our property covers a bit more than one acre in size. It is situated on a residential road in Riverton (or West Berlin), VT, near route 12, just six miles south of Montpelier, and four miles north of Northfield. So it's rural, but still very close to grocery shopping and laundromat. We have electrical hook-up available. From mid-July through late October, here is WIFI available although the signal is not strong up by the electrical hook-up. It's strongest towards the river. Mountain bike trails are close by. Boyer State Forest is two miles away (for hiking and biking). Norwich University, five miles away in Northfield, has hiking and biking trails. Ellie's Farm Market (one mile distance) has local organic produce in season as well as local cheese and maple products. NOTE: Previous campers have suggested that future campers NOT use Crosstown Road to get here, no matter what your GPS says. One weather event makes it VERY unfriendly to RV's.

Beautiful views of river and mountains and a secluded yet very accessible location make this an ideal property for camping. Our campground features a fully functioning outdoor kitchen available to all campers. Propane stove, running water and cutlery are provided to make food planning and prep easier. It also features a large firepit and serves as a great center for community gatherings. Outdoor shower (room temp only) and composting toilets also available. Willow Hill Farm and Mountains

Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm. Most hip camp sites are where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins. Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well. On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall. People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains! We also have a beautiful 50 acre field with an outlet, but no well. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Islands Base Camp

Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle. Our farm name is Health Hero Farm. We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres. While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience. Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack. South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities. It is also only a half-hour away from Burlington, and the drive is pleasurable. Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero. (You can read more about us on our farm website. ) Our farm is on the bike route around the islands, with access to many other vacation activities. Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis). During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service. In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from. We have a farm stand where you can buy a few snacks. If you want to try our beef, we'll be happy to show you our freezers. We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground, and miles of scenic driving. Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity. We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood. If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners. There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask! We have many resources, and want you to have a great visit.

Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest. 🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" We are located on the Green Mountain Gravel Growler bike packing trail and have lots of hiking , biking, boating and swimming opportunities nearby. The field is located next to the Blueberry Hill Inn and Outdoor, nestled in the heart of the Green Mountain National Forest and the Moosalamoo Recreation Area—offering stunning sunsets! We provide access to outdoor showers with hot and cold running water, as well as restrooms in the Blueberry Hill Outdoor Center. You can drive your car right up to your site, which offers privacy, though you may occasionally see other tents in the open field. For your campfire, you can forage for wood or request "bundles" (about a dozen pieces) by the morning of your arrival, and we'll have it delivered to your site. Please note, wood from outside Vermont is not permitted. Step outside your tent and you'll find a wealth of hiking, biking, and running trails. Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. There are a handful of individual camp sites available in the spring, summer and fall, as well as a communal outdoor kitchen with lighting, a fire pit, a stone pizza oven and a sitting/yoga deck. We also offer more of a "glamping" experience in our 14 ft yurt, which comfortably sleeps 2-3 people with wood stove heat and a solar battery for lighting. “Ubuntu” Def: An ancient African word meaning “Humanity to others”. It is a reminder of “I am what I am because of who we all are.” We do our best to bring the spirit of Ubuntu to our lives and property that we have been graced with. We hope your visit to Ubuntu will be peaceful and rejuvenating. Ubuntu was the PERFECT place to observe the Northern Lights on Friday and Saturday (May 10-11). Campers at Ubuntu found the perfect spot to observe the April 8th TOTAL solar eclipse. There are no lights, no neighbors in sight, and they had the freedom to choose their campsite or observation point, whether it was on the flat, nestled in the trees, or on top of Carney Mountain. RV’s also easily found a spot to camp. New friends were made as everyone observed the eclipse. It was totally awe inspiring in so many ways!! The open areas and the top of Carney Mountain, which is a short hike with panoramic views of the area, were perfect spots to experience the solar eclipse, Northern Lights, sunrises and sunsets. The 115 acres of Ubuntu offer many opportunities for camping, hiking and enjoying the abundant wildlife. There is a wet area that sometimes becomes several ponds if the beavers have been at work. There is a path leading to the ponds and also one that runs through the woods to the right of the ponds. The location is private and quiet but still very accessible (only 10 minutes from Exit 34 off the Northway) to all the Adirondacks has to offer, such as biking, jogging, kayaking, canoeing, fishing, and hiking. Ubuntu is located only 45 minutes from Lake Placid and the high peaks areas, Saranac Lake is about one hour away, Lake Champlain is 20 minutes away, and Montreal is one hour away. The ferry to Vermont if you wish to cross over the pond (Lake Champlain) is about 45 minutes away. And Exit 34 off the Northway is only 10 minutes from Ubuntu. And if you love equestrian sports, the Willow Hill Equestrian Center is less than 1.5 miles away. Bring your horse and stable your buddy at the Willow Hill Farm, or sign up for a lesson with one of their accomplished instructors. Your furry pets are welcome, but we ask that you keep them on a leash if they tend to chase game or do not have a reliable recall. Please use good judgment. There are many deer on the property, so yes we do have ticks. Please take the necessary precautions. Generators are allowed but in keeping with the peace and tranquility of Ubuntu, please run them only between the hours of 12:00 - 2 PM, especially if other campers are present.. The Hollow at Dynamite Falls

Full of scenic waterfalls along a Vermont mountain brook, our young daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Naturalists will love the brookside trails, many dipping pools, a zip line, hammocks, and a privy with a woodland view. There are several scenic campsites on the 150 acres, but only one will be rented each night to ensure a special experience. Wifi and power available across the brook outside the farmhouse as needed. No cell service. Spend lazy days exploring the woods, reading a book in a hammock, or sunning yourself on a rock in the river. A newer, larger tent is being set up for a May 2025 launch. Roxbury is the geographic center of Vermont - which makes it a great basecamp for adventures. Warren / Sugarbush is 20-25 minutes to the west. Montpelier is 20 minutes to the north. Feel Good Farm

This 150-acre property has been in our family for 30 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. This year in the commercial garden, seed crops will be planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 16 and under no charge but before booking please contact us to let us know how many children and we'll send a discount code. so you won't be charged when indicating number of people in your party. Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching. Starting in June the outdoor kitchen and sun showers will be available for guests use. We can host large parties with advance notice.
