Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. There are a handful of individual camp sites available in the spring, summer and fall, as well as a communal outdoor kitchen with lighting, a fire pit, a stone pizza oven and a sitting/yoga deck. We also offer more of a "glamping" experience in our 14 ft yurt, which comfortably sleeps 2-3 people with wood stove heat and a solar battery for lighting. We love sharing this space with others and offering a rustic forest getaway.

Adirondack Rustic Retreat

As far as we know, this land has been occupied since shortly after the civil war.  It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well.  All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time.  During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings.  There have been many owners over the years, but we are proud to say it has been with us the longest.  Our family bought it in 1961 and we have been trying to be good stewards ever since.  Come and visit our little patch of wilderness!

Just up the road is the popular Silver Lake and State Park, great swimming, sunbathing, paddle boarding, kayaking or canoeing.  We are close to interesting activities, such as the White River National Fish Hatchery, Billings Farm, the Queechee Balloon festival, and more. Near by farm stands sell fresh organic produce, eggs, grass fed meats, homemade food products and crafts. What is there to eat and drink? Nearby restaurants include The Barnard Inn, Cloudland, Toziers, Tessi’s Tavern, Locust Creek Diner, The Bethel Sandwich Shop, Cockadoodle and Village Pizza. Babe’s Bar in Bethel offers amazing creative cocktails in an old railway station. In the village of South Royalton 12 miles away is our local Co-op. There you can access lots of healthy food choices, many locally sourced and lots of drinks, it's our go to market. Three miles up Route 12 is the Barnard General Store and gas station they have just about everything a camper could want. They stock ice, fresh baked goodies, fruit and vegetables, prepared foods and many locally produced delights such as ice cream, kombucha and fresh baked goods. Their meat case features, sausages, thick pork chops, fresh air chilled chicken, local grass fed beef and they always have fresh Farro Island salmon. They also offer wine, beer and ciders.  A mile away on 107 is the Locust Creek General Store and gas station, they uniquely offer block ice, diesel and kerosene, drinks, simple fresh sandwiches, many frozen foods and lots of newspapers. A quiet, beautiful private setting with brook side camping, a large field or in the woods. Located three miles up on Stoney Brook road with a beautiful stretch of the brook passing through the property. Stoney Brook feeds into the White River, which has multiple amazing swimming and fishing holes, and is great for kayaking, canoeing, and tubing. On site activities include fishing, swimming, hiking, and skiing. Situated close to Killington, Woodstock and various local points of interest. Know Town welcomes well mannered pets (2 per site). We are 420 friendly and geared towards hosting those interested in arts, music, meditation, and ecology. We are currently building a Geodesic dome that will be available to rent soon. However it is currently a bit of a construction site, so pardon the appearance. Also, it should be noted that there is currently no Wi-Fi or cell service. Please be aware that Vermont prohibits out-of-state Firewood. In the future we hope to have firewood for sale, until then firewood can be purchased locally. There is also plenty of dead wood on our property to scavenge.

Bridgeview Harbour Marina is a family owned and operated full service marina, event space, and camping area on the Adirondack shore of Lake Champlain. Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe. Marina services are available May thru October each year, with other events and services available throughout the year. The marina is set on 33 acres along Lake Champlain and hosts ~4150 feet of lake-frontage, it is accessible via car, boat, or via the adjacent Amtrak rail line. Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. Some remains of the sites industrious past can be observed throughout the property. From Father's Day to Labor Day, the Marina hosts the Port Henry Waterfront Farmers' Market every Friday between 5PM and 8PM. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm. Most hip camp sites are where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins. Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well. On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall. People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains! We also have a beautiful 50 acre field with an outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field. is

Learn more about this land: Both sites are located in beautiful Huntington, VT on the occupied lands of the Abenaki/Wabanaki. Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own. Dark Star Cabin Dark Star is the perfect base camp for your northern Vermont hiking and biking adventures! Comfortable accommodations for 6 in a solar powered cabin. Located in Huntington close to some of Vermont’s best trails, Dark Star is a short hike (less than a mile) from a private, secure parking area. The hike is not difficult, but ground is uneven, some of it is uphill, and it may be wet. Note that this property is HIKE-IN ONLY and pack in/pack out (i.e. you will need to pack out all trash, etc.). Unwind in the wood-fired sauna, lounge on the deck under the stars, sharing stories of your escapades and planning the next day’s adventures. Pull-out queen sofa bed on the main floor plus 2 full size beds in the loft. Pillows are provided but bring your own linens. Amazing location with panoramic views of the Vermont Green Mountain range, this property adjoins a public 9 hole golf course. Located on over 260 private and secluded acres, property also has a 2 acre pond for swimming, paddling or just relaxing. There are several miles of maintained hiking trails meandering throughout the forest, ranging from an easy walk, to hilly and somewhat challenging. Many varieties of tent locations or places to park an RV, pop up, or car. This is considered a "Primitive camp site". There is no shower, toilet or electric available at this time, but well water can be had from our residence, via a hose spigot on the side of our home. This is our 3rd year of hosting, and due to the overwhelming popularity of having an abundance of privacy, we will continue to be only hosting one party at a time. Which means you'll get the privilege of not having to share your surroundings with anyone else! Your own private camp ground! We are hoping this all works out and intend to continuously improve amenities, activities and overall experience. We are hoping to provide an exceptional value and experience that will bring back repeat campers, that we can trust and build a rapport. We are looking forward to meeting you! There will be a picnic table, two Adirondack chairs, and a firepit on site, for your convenience. Firewood will be available on site as well, for an additional $4.00 night, as an extra.

Mt Baker Tiny Cabin

This off-the-grid tiny house is nestled on a 23 acre parcel at the end of a quarter-mile dirt road. The property itself is secluded but is less than 2 miles from the heart of Saranac Lake's downtown. This property is bordered by the Saranac River, the backside of Baker Mountain and State Forest. The only other building on the property is our timberframe which we may or may not be at during the time of your visit. The property does have private trails up to the cliffs on the backside of Baker mtn however, the Saranac River is down a steep embankment so it does not make for a good place to launch a boat (several public boat launches nearby). The Mt Baker tiny house is a great basecamp for hiking the Saranac Lake 6-ers, paddling/boating along the Saranac Chain of lakes or Saranac River, Mountain Biking at Dewey, Pisgah or other nearby BETA trails. IMPORTANT DETAILS: This tiny cabin is completely off the grid: no electricity, heat or cooling. Queen sized bed - we provide the linens. The driveway is narrow - so nothing in tow. Drinking water is provided via jug and dispenser. There is a brand new outhouse (no flushable toilet) We have a designated spot for campfires (smores are a must) There is an older propane grill outside for guest use

We live on 52 wooded acres in a natural area surrounded by lakes and ponds just 14 miles north of Montpelier VT. We are located on the Green Mountain Gravel Growler bike packing trail and have lots of hiking , biking, boating and swimming opportunities nearby. Our amenity's include a bath house with two flush toilets and a hot shower! We also now have a washer and dryer available for our campers. We have one 30 amp RV site with full hook ups and 4 tent/small RV non electric sites. We are 100% solar powered and have good WIFI but no cell service. We cater to small quiet groups who can enjoy our peaceful setting. If your are bike packing and our sites are booked just text or stop in we will accommodate you. We are a family friendly, non smoking campground. We are open early May till late October. Pets on leashes are OK. Quiet time is all the time :~). 12 and under free, no Generators.

Retreat to our cozy cabin and relax by the wood fire. This enchanting cabin is very special to us! Previous friends and guests have exclaimed how thoughtful the details in the cabin are and what a great experience they had staying in it. It is a strawbale cabin with an earth roof on top. Tiny, but mighty, this cabin has electricity, a tiny refrigerator, wood stove and a comfy loft with a bed. The composting toilet is available outside. Wifi is available inside as well. To get to the cabin: 4WD recommended, ice and rain can greatly affect the roads. There is a parking spot available to park across from Deer Road. Take the very short walk to the cabin.Near our site is Green Mountain National Forest to explore. Blue Lake is just a short walk down our hill. Blue Lake is widely used year round for swimming, ice fishing, seasonal fishing, kayaking and canoeing. Long Trail (Mt.Abe) is used for Bike trails/x country trails and is connected right to our homestead. Continue on the trail and access some of the best mountain biking trails and snow biking, cross country skiing, snowshoeing, and hiking.Sugarbush Resort is a 10 minute drive and is one of the best ski mountains in the area! If you are looking for gym and shower facilities, you can stop into the Sugarbush Resort, just a short driving distance, for a day pass fee. Massages are available as an Extra during booking!

Pack up the sunscreen, don your coolest sunglasses and embark on a trip to Button Bay State Park. On a bright sunny day, it doesn’t get much better than this! Located on a bluff along the famous Lake Champlain, beauty is basically the park’s middle name. No wonder historical greats like Ben Franklin and Benedict Arnold visited this place!

When you get here, you can sail, go fishing or just chill out really hard. The key to chilling really hard is actually making sure nothing is hard at all: have your drink within arms reach and rotate every 30 minutes for an even tan. Oh, and those cool sunglasses you grabbed earlier will help too. Speaking of cool, don’t forget to check out the button-like concretions formed by clay deposits that are found along the shoreline. These interesting formations gave the park its name.

When to go

The ideal time to visit Button Bay State Park is during the summer months, from June to August, when the weather is warm and the park is in full bloom. Fall also offers a spectacular display of foliage. Winters can be harsh, and some facilities may be closed, so it's less advisable for visits during this season.
