My step Dad Bob ‘discovered’ the island in the 1970’s when he was escaping the rat race and looking to get ‘back to the land’. Over the course of three years he built the island house by floating cedar logs across the bay, using a come-along to bring the up to the land, debarked and prepped them for building and set about constructing his off-grid, solar powered home. All without power tools. Both my Mom and Bob were ardent environmentalists and peace advocates. For 20 years they lived year-round on the island and only left when their ages made it difficult to continue cutting/splitting/moving/burning wood and just the ordeal of living so remotely. Most visitors to the island agree the peaceful vibe continues and that is important to us.

The area is surrounded by lakes, ponds, state preserves, as well as in-town luxuries. The camp site can accommodate up to 6 people and 3 tents. RV's 20 feet or less are also welcome. The site is privately nestled at the back edge of the acreage and is accessible by vehicle. Included is a 16x12 tent platform, off grid solar lights, fire ring, Weber charcoal grill, solar shower, picnic table and a countertop table for preparing food, etc. The site is also equipped with 10 gallons of potable water from a gravity fed spigot. There is a newly built outhouse, and registered campers may enjoy the string lit patio and barn. The post & beam barn is useful for those rainy days with its farm style tables, rocking chairs, coffee maker, toaster oven, hot plate and guest refrigerator. Available for purchase are items such as ice, firewood, farm-fresh eggs, water, drinks, ice cream and baked goods. Corn-hole and other lawn games are also available for your enjoyment. THOMAS POND Thomas Pond is a beautiful 533-acre freshwater pond with over 7.4 miles of shoreline. Thomas Pond’s maximum depth is 64 feet, and the mean depth is 22 feet. Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. As our guest staying at The Queen's Property, you will also have free access to the Watkins Shores Road Association's boat launch. The boat launch is just a two or three minute walk down the road from your site. Our new dock is available to dock your boat during the day.. However, there is a small fee to dock your boat overnight (see "Extras") at our site. Just make sure you check for Milfoil or any other invasive plants before launching. LOCAL ATTRACTIONS NEAR CAMP Within 5 minutes of camp, you will find all the essentials, including food items, ice, firewood, goodies, gas, and RV supplies. In fact, you can even order your groceries online for pickup, (free at Hannaford Brothers Grocery and Walmart) either on your way to your campsite or when you need to resupply your camp (we would be happy to give you the details). During your stay, you may also want to take a trip off-site to explore all that the Lakes Region offers. Explore the historic oceanfront City of Portland, or the local Towns of Windham, Naples, or Bridgton. Portland is a 35 minute drive from The Queen's Property. The coastline around Portland is rugged and attractive with world-famous lighthouses dotted along its shorelines. Numerous locally owned shops and nationally recognized restaurants can be found tucked into its many harbors and shorelines. Closer to camp, enjoy strolling through the Town of Naples. Naples sits smack-dab in the middle of the Sebago Lakes Region. Sebago Lake abuts its western border and Long Lake abuts its eastern border. A short 8-minute drive from your site, Naples spoils its visitors with boat rentals, waterfront shops, and awesome restaurants. Further north is the Town of Bridgton. Bridgton is a 20-minute drive from your campsite. It offers its visitors a quaint downtown filled with local retailers, pubs, and restaurants. Enjoy the beaches of Bridgton’s Crystal Lake which sits on the edge of its downtown borders. The towns of Raymond and Windham also offer our visitors numerous restaurants, grocery stores, hardware stores, and gas stations. Once again, all within a short drive from your campsite (3-4 minutes). NEARBY STATE PARKS AND OUTDOOR ACTIVITIES If your idea of exploring is centered around outdoor activities, then Sebago Lake State Park is a 1,342-acre park that abuts the shores of Sebago Lake. It's one of Maine’s most popular parks. Located in the towns of Casco and Naples, the park is open year-round and is less than a 10 minute drive from your campsite. Within the park, you will enjoy protected forests, bike paths, and Sebago Lake beaches. Sebago Lake is a deep glacial lake, and by itself is 44 square miles of clear waters that abut Sebago Lake State Park. The park and the lake host some of Maine's’ best sandy beaches, water sports, fishing, boating, boat rentals, camping, picnic areas, boat launches, extensive woodlands, a wide array of critters, hiking trails, and walking trails. Sebago Park hosts various play areas for children with slides and swings. The summer sun is warm and the autumn colors are always abundant and beautiful. The entrance and parking lot are wheelchair accessible. If you are an avid hiker, The Queen’s Property is a short drive to numerous mountain ranges, forests, and peaks, all of which contain hundreds of miles of ATV and hiking trails. There are over 25 hiking trails within 10 miles of The Queen's Property and over 115 trails within 20 miles. Oh, and if you love winter sports you will love the Lakes Region. Numerous ski resorts, along with hundreds of miles of cross-country ski and snowmobile trails can be found throughout the area.

When we first purchased our property, we were made aware of a young fella needing a spot to set up his yurt. He lived with us for two years before moving along. We had enjoyed having him and his yurt on our land so when he left, It left a virtual and metaphorical hole. A couple years later we had an opportunity to purchase a yurt from an outdoor adventure company and so it began. We improved upon our tenant's idea by adding a proper outhouse and outdoor shower area. The space offered us a quiet haven during hectic times and now we are ready to share that opportunity. Our yurt sits on a quiet and private nook on our 7 acre property. We are right in between Kennebunk and Biddeford so there are quite a number of areas to explore if you make us your home base. It is a lovely 6 mile ride to Goose Rocks Beach or you can spend an afternoon walking around Dock's Square in Kennebunkport. Biddeford is a rapidly rebuilding mill town that has made several high profile food and travel publications for its great dining spots. If you are visiting to get away from the city, we are less than a mile away from the Eastern Trail which connects South Portland to Kittery, ME. Bring a bike or plan a quiet walk. Two Dog was snug for our one cold windy night stay. We wondered what supplies would be there so in case it's helpful for others, noting that some things were clearly just leftovers, so depends on who precedes you: plenty of dry wood for the stove inside (reload the supply from the nearby woodshed before you leave), an old-school can-opener, a roll of TP, foam mats for the sleeping loft, a broom, a box of matches, a few sheets of newspaper, a fire extinguisher, a water kettle, a few DIY pegs and nails for hanging gear/lights, many decks of cards, a cribbage board, guestbook, a low table, two chairs, and a bench on the front porch. Outside is a fire pit, picnic table, and pit toilet. The stove was easy enough to use and did a good job of warming the space, but there's plenty of opportunity for cold air to come through the cabin. We brought water from home and glad we did - looked like the year-round hand pump at the Barn was out of order when we passed. Recommend bringing fire starting supplies, either your own tinder or a small axe bc wood provided is just big logs. If you're there during warmer weather, there are good trees for hammocks.

I can’t say enough good things about this campsite. The setting is absolutely beautiful—rustic, peaceful, and surrounded by nature in a way that makes you feel truly immersed in the wilderness. I came for the solitude of winter camping, and it was perfect, but I’d return in any season without hesitation. What really sets this place apart, though, is the host, Nick. He’s hands down the best host I’ve ever had—thoughtful, incredibly helpful, and deeply knowledgeable. But more than that, he’s an artist and a steward of the land, and his farm is a true sanctuary. You can tell he cares deeply about the environment and about creating a meaningful experience for his guests. If you’re looking for a place that offers both seclusion and soul, this is it. Highly recommend!

We loved camping at Camp Webb River! We had a very last-minute booking (booked at 1 pm on the same day) due to our other winter camping plans falling through. However, Dusty and Annette were extremely communicative and attentive. Even with over a foot of snow and below-freezing temperatures, Dusty made it just to make us as comfortable as possible and provided us with everything we needed and more. We would 100% stay here again, hopefully with some warmer weather next time!

Beautiful location, exceptional hosts! Thoughtful, friendly, and considerate. Ken and Jen went above and beyond my expectations. There was a foot or more of freshly fallen snow, and not only did Ken clear a path down to the site, he cleared a large area at the tent site as well. There was more than enough room for my tent, a picnic table and fire pit, and there was a healthy stack of split firewood ready to burn. I am looking forward to going back. Thank you Ken and Jen!

We had an absolutely amazing experience at John’s property, even in the freezing winter! The land itself was gorgeous, offering a peaceful and scenic escape despite the cold. What truly stood out was John’s incredible attentiveness—he went above and beyond to ensure our group was comfortable and well taken care of. Before our arrival, he plowed the snow for us and even personally escorted us to the campsite, which we really appreciated given the extreme temperatures. The porta potty was clean and well-maintained, making our stay even more convenient. While water wasn’t available due to the freezing conditions (understandably so), everything else was well-prepared, and we had a fantastic time. We’d love to revisit when the weather is warmer and fully enjoy everything this beautiful property has to offer. Highly recommend this campsite and John as a host!

I booked this hipcamp SUPER last minute, due to some rearrangements that couldn't be worked through with our first planned hipcamp. John was so accommodating and prompt with checking that the heat in the tiny house was working before he approved the booking in case it wasn't and we couldn't stay. well it was working, and we found the little gas powered fireplace to be so soothing and cozy. I have to give John kudos as well for taking his snowmobile and making us a path to sled with as well as bringing us sleds to borrow! my partner and i are full grown adults and we had the best time sledding down that hill. it was hard to walk back up (we are aging) but it was so worth it. we will definitely be returning!

We loved our stay at the Tiny House! The cabin itself is beautiful and very private, the listing was accurate, and the HipCamper Guide left for us gave us lots of things to do in the area. Tucker is responsive and super helpful! We came in the dead of winter, so the electricity wasn’t working, but lots of lanterns were provided. And after the woodstove heated up properly, the place was warm and comfortable despite the freezing temps! We had brought a portable heater just incase but only used it when waiting for the woodstove to heat the place up. The outhouse is clean and stocked with TP and hand sanitizer. Lots of firewood was provided. Overall a really wonderful stay and we cannot wait to come back in the summer!

The land is beautiful and has so much to offer in any season. The space is clean and well cared-for. The loft is spacious and firewood provided. We packed in our own water but one could easily filter/ treat if the water isn't frozen! We didn't see a single soul the whole time, and enjoyed equally our relaxing by the fire and our walkabouts.

The right to roam, also called the right of access, or everyman's right(“allemannsretten”) is a traditional right from ancient times, and since 1957 has also been a part of the Norwegian Outdoor Recreation Act. It ensures that everybody gets to experience nature, even on larger privately owned areas. In our travels to Norway, we learned of this law and loved the concept so much we brought it back with us to America. Yet we had no land to offer. So, we searched...and searched....and searched some more. Then we found what would become camp Streife. 20 acres of uncut timber growth forest, tucked in the hills of Rumford Maine. With a nearby brook, pond and within 20 minutes of some of our favorite ski locations it was just right. The rules of this law are simple. Be considerate and thoughtful. Don't damage nature and other surroundings. Leave the landscape as you would want to find it. Leave no trace. You may put up a tent, or sleep under the stars, for the night anywhere in the countryside, forests or mountains, as long as you keep at least 500 feet away from the nearest inhabited house or cabin. This rule of 500 feet distance also applies to camping cars and caravans. If you want to stay for more than two nights in the same place, you must ask the landowner's permission, except in the mountains or very remote areas. Well, we've taken care of all those Allemannsretten rules for you. We invite you to our small part of the world and encourage you to exercise your right to roam. Our cabin is an off grid post and beam structure that we built 8 years ago. It's has a full kitchen, wood stove, and screened porch. There are jugs provided for doing dishes etc and a large (150 gallon) tank outside for refills. There are a generous supply of lanterns (both battery and inflatable solar) flashlights and string lights for lighting. This is a small two story timber frame cabin off grid and secluded deep in the woods. It has a separate outhouse as well as shower stall to use the solar shower bags in. The cabin has a king sized bed in the loft with a child size fold down bunk above it; there is also a pull out couch on the first floor. As well as a kitchen, screened in porch and fire pit. Linen, dishes and utensils are not included please bring all that you need. There is a propane 4 burner stove with oven and solar shower bags. Trash and campfire wood is included. We are very busy with kids and work, we try our best to clean and re-supply between guests but it is not always possible, please let us know if something needs attention!

We have an 8X8 cabin available in a small grove on the edge of our homestead/medicinal herb farm. The cabin has a full size bed (bring your own pillows and bedding) with some floor space for a small cot or sleeping pad. The space allows for two adults and two small children, anymore than that would be very tight. The cabin is insulated so the road traffic isn’t bad but it is noticeable at certain hours when the window is open. There is a large parking area with about a 100 yard walk across a lawn and then another 100 yard walk through an uneven wooded trail to the cabin. We have two composting toilet outhouses available for guests use that we take care of on a daily basis.Inside of our large greenhouse, there is a hot water outdoor semi-private shower, only biodegradable soap that we provide can be used. There is also a kitchen and seating area in the greenhouse with a propane grill, toaster oven, microwave and electric kettle and small coffee maker/French press. The greenhouse is a communal space that our family uses as a wood shop and greenhouse space so while the kitchen and shower area are kept clean and clear for guests, the rest of the greenhouse is a working space that can be in various states depending on what projects we have going on. Dogs are allowed but they need to be leashed due to our free ranging ducks and the closeness of the road. We can occasionally provide eggs and some veggies and herbs for tea for a small fee if it’s arranged in advance.We provide a fire pit and kindling but ask that you bring your own fire wood that has been purchased in the area so as not to bring in any new pests.The parking area is large enough if you want to bring a boat or trailer.Our spot is 3 miles from downtown Freeport and is located near a commuter road so it’s easy access to many spots.Freeport is a coastal town with two state parks, lots of great diverse trails which are well maintained and lots of restaurants/breweries. We are a short drive from Portland, Brunswick and Bath which both have lots of parks and restaurants. Lisbon falls and new Glouster also have great trails and restaurants that are amazing yet less crowded than Portland. We are a short drive from family destinations like the desert of Maine in Freeport, Maine wildlife park in grey and the old orchard boardwalk.  We are about 40 min from popham beach to the north and 40 min to crescent beach, old orchard beach and Scarborough beach to the south.As hosts, we are around if you need us but happy to give as much space and privacy as you would like. You can find our listing there (calendar blocked off) with lots of reviews.Learn more about this land:We have an 8X8 cabin available in a small grove on the edge of our homestead/medicinal herb farm. The cabin has a full size bed (bring your own pillows and bedding) with some floor space for a small cot or sleeping pad. The space allows for two adults and two small children, anymore than that would be very tight. The cabin is insulated so the road traffic isn’t bad but it is noticeable at certain hours when the window is open. There is a large parking area with about a 100 yard walk across a lawn and then another 100 yard walk through an uneven wooded trail to the cabin. We have two composting toilet outhouses available for guests use that we take care of on a daily basis.Inside of our large greenhouse, there is a hot water outdoor semi-private shower, only biodegradable soap that we provide can be used. There is also a kitchen and seating area in the greenhouse with a propane grill, toaster oven, microwave and electric kettle and small coffee maker/French press. The greenhouse is a communal space that our family uses as a wood shop and greenhouse space so while the kitchen and shower area are kept clean and clear for guests, the rest of the greenhouse is a working space that can be in various states depending on what projects we have going on. Dogs are allowed but they need to be leashed due to our free ranging ducks and the closeness of the road. We can occasionally provide eggs and some veggies and herbs for tea for a small fee if it’s arranged in advance. We provide a fire pit and kindling but ask that you bring your own fire wood that has been purchased in the area so as not to bring in any new pests.The parking area is large enough if you want to bring a boat or trailer.Our spot is 3 miles from downtown Freeport and is located near a commuter road so it’s easy access to many spots.Freeport is a coastal town with two state parks, lots of great diverse trails which are well maintained and lots of restaurants/breweries. We are a short drive from Portland, Brunswick and Bath which both have lots of parks and restaurants. Lisbon falls and new Glouster also have great trails and restaurants that are amazing yet less crowded than Portland. We are a short drive from family destinations like the desert of Maine in Freeport, Maine wildlife park in grey and the old orchard boardwalk.  We are about 40 min from popham beach to the north and 40 min to crescent beach, old orchard beach and Scarborough beach to the south.As hosts, we are around if you need us but happy to give as much space and privacy as you would like. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season. 2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a bucket compost toilet. A compost bag and shavings/leaves/moss provided. The tent sites are off grid with a few conveniences. Please view my camper rental if you are seeking another experience. Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any.

It started years ago my sister and I stayed in a yurt at a campground in Oregon. That was it. I was hooked so I got one. There is something magical about staying in a round structure in the trees. My love of nature and comfort drove me to create this special place to be able to share it with others. My TreeYurt is a platform built high in the trees so it essentially like a treehouse but with a yurt instead. It is located in the back part of my property surrounded by woods. In the spring there is a small stream running nearby and soon to come a bridge over to the fairy village. The land is somewhat sloped yet comfortable. There are apple orchards nearby and many hiking trails a short distance away as well as Portland a mere 15 minutes. The kitchenette has a small fridge a coffee maker a cook top with two burners pots pans utensils and kitchen towels as well a propane grill outside. There is a wood stove for heating in the winter as well as a monitor heater that makes it very cozy for chilly nights. The yurt is insulated so it is a great year round glamping adventure. I provide fire wood for the wood stove inside but the camp fire wood for the outdoor fire pit is $5 per bundle. The outhouse has a dry flush toilet and instructions at located in the yurt and out house. There is no running water although recently added an outdoor sink for the warmer months is available for use for dishwashing and a bit of cleaning up. I provide gallons of drinking water and dishwashing water for the colder months inside the yurt with dish tubs sponges and soap.

The large cabin has a welcoming front porch to enjoy the amazing sunrises over Streaked Mtn. 100 acres of privacy to hike, watch wildlife and just relax. Cabin has outside facilities. Off the grid-no electric or running water. Cell service is adequate. 1 gallon of fresh well water provided for drinking and 10 gallons for washing/cooking. Bring your own linens for a queen size bed, twin bunk beds and a full pull out couch. 2 pillows are supplied with a pillow protective cover and pillow case which are washed after each guest. Pots, pans and utensils, are onsite which are washed between campers; trash bags, compost bags, paper towels, dish soap, dish towels and a 2 burner propane stove(green canisters needed) and an older propane table top grill are provided. Camp fire grill on site if you prefer cooking over open flame. There are some battery operated light switches and solar lights in the camp and outhouse. Enjoy great conversation at the fire and burn a few marshmallows. Bend your ear for that haunting barred owl or coyote call. I support your relaxing beverage or two at the fire or around the property but this definitely not a party place. We will consider your pet with $35 fee and a conversation ahead of time. We have a jack russell and black cat so have to protect their interests and those of other pets and guests coming as well. Your pup must be on leash at all times unless/until we decide they are safe, others are comfortable and that it works for all to have them run free at times. Thanks! Lounge on stunning porch busy with wildlife, walk or bike a woodsy trail, nod out or challenge your son to a game of tetherball. Just minutes from busy Route One, this lovely island oasis is convenient to local favorites like Coastal Maine Botanical Gardens, Popham Beach, Reid State Park, the quaint towns of Bath and Damariscotta and all the midcoast has to offer. You can find yoga, pottery, preserves to explore and organic beer on the island as well. Ask Cary about signing up for a reiki session, foraging/wild edibles walk and nibble, a workshop on kombucha with your own "scobie" to go, arts and crafts to include tea cup bird feeders and solar bird baths, a boardgame, a lead road ride or a mountain bike rental to explore gravel here. Continue the "community story" by adding a line or more, add your touch to the hippie bus with a little paint....so much more. Cary loves to help you plan your day based on your interests. Far from the bustle of Boston, you can find bike and kayak rentals along the cape, with some good options in Provincetown. Cape Cod National Seashore is a haven for adventure and play, and there are a few state parks with pristine beaches, including South Cape Beach State Park and Scusset Beach State Reservation.

Green Mountain National Forest, Vermont

Vermont’s Green Mountains are the perfect place to adventure any time of year, but in the warmer months, you can enjoy full service family campgrounds as well as tent sites. Granville State Forest has biking trails, while Savoy Mountain State Park has multiple camping spots and a lake for canoeing. The Appalachian Trail also stretches through a section of the Green Mountains, intersecting with Long Trail, if you’re feeling extra adventurous.

When to go

New England’s winter’s are famously harsh, so you’ll want to keep tent camping between May and October. Note that crowds will die down significantly once kids go back to school in early September, so keep in mind that you may have a better time (and a peek at some changing leaves) if you choose to camp in early fall.
