This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Pastimes on Passage Creek Ranch is conveniently located at the north end of Fort Valley, VA. The property consists of 40 acres of low-land pasture, perfect for groups large or small. The Lakeside Mountain Stream site gives you the option to camp on our 5-acre lake, or camp in Creekside Cedar sites in shade along the banks of Passage Creek, just a very short walk to the lake. The property has 1/2mi of Passage Creek running adjacent to the campsites, as well as, the lake to enjoy. The Creekside Cedar sites are located within a sparse, groomed, Cedar grove along the banks of Passage Creek. These sites are extra large and can accommodate multiple family groups. This Lakeside Mountain Stream site is very secluded, overlooking our 5-acre lake and mountain views in the background. This site also has its own dock and is just a short walk to Passage Creek. An additional seasonal mountain stream cascades behind the site and feeds the lake. Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. Taskers Gap OHV/ATV park is a short drive south, and the valley is sandwiched between both forks of the Shenandoah River for those looking to paddle. Additionally, the local towns (Front Royal, Strasburg, Woodstock) offer their own charm and wide range of activities and attractions.

Learn more about this land: ABOUT THE CAMPGROUND: Tucked away in the small town of Goshen, Virginia, you will find the Historic Cold Sulphur Springs Campground. This beautiful site is situated amongst the mountains of Virginia, and has the amazing views that come with the outstanding location. Our grounds accommodate 3 campsites suited for tent camping, and 14 others appropriate for RV camping. Our site offers access to Cold Sulphur Springs Lake, where visitors can swim, fish, boat, and more. Our secluded location are perfect for a get-away from the city. In addition to our activities, we offer amenities such as a bathhouse, as well as electric and water hook-ups, and a dump station. Please note that we are also a seasonal campground, so we offer accommodations to both nightly and annual visitors. Some seasonal campers leave their vehicles at the site for the season, so you will see a mix of empty and occupied sites.  NOTES ABOUT BOOKING: ***During hunting season (October-December), target practice and shooting will be held on Sundays from 3-6 PM at the dam. Please avoid the lake and lake area during shooting time.  The road is safe to use to access the campground. Practice is limited to monthly and seasonal campers.*** Please plan ahead when joining us! Our location really is quite remote, so bring flashlights or headlamps to ensure you have enough light to set-up camp if staying overnight, especially if you are expecting a late arrival.  Please specify if you would like a fire pit and/or picnic table when booking.  We have both tent camping and RV camping sites. Please specify which kind of site you will need. If camping with an RV/camper, please note we offer 30 and 50 amp power at each site. Finally, please note that we are a campground under new ownership and we will be making improvements as we go (tree trimming, seeding, plumbing, etc.)! Please excuse any noise or mess. We will do our best to schedule our maintenance away from your campsite, but it may be in the vicinity.  OUR LOCATION: Goshen's location is extremely convenient, with the cities of Lexington and Staunton just a short drive away. Day trips to Lynchburg and Roanoke are also easily done from Goshen. Douthat State Park and the Goshen Pass are nearby as well. We recommend the Goshen Pass as the best swimming hole around! OUR HISTORY: In addition to being a beautiful and serene place to be, Cold Sulphur Springs has a wonderful history that can be re-imagined just by stepping on site. The Historic Cold Sulphur Springs Campground dates back to at least the mid-late 1800s, when it was a large, flourishing resort frequented by travelers from near and far. In its heyday, the resort bustled with more than 250 guests who often spent entire summers there playing croquet and enjoying orchestra concerts at the hotel dance hall. They would arrive at the Goshen train station and be brought to the resort by horse and buggy, greeted with ice cold lemonade. Those who visited Cold Sulphur Springs, doctors especially, attributed miraculous medicinal benefits to the water, recommending it as a cure for a variety of ailments and encouraging patients to visit.  However, the 1900s brought the onset of World War I and the advent of the automobile, allowing Americans to travel freely to a variety of locations without the need to summer for months at one resort. These factors caused the hotel at Cold Sulphur Springs to lose patrons and eventually meet its demise through fire and other means of destruction. Today, the grounds provide a simpler kind of hospitality. Cold Sulphur Springs is a place for travelers from all walks of life to camp, fish, swim, boat, hike, and more. While little remains of the old hotel, the historic Spring House is still in tact at the campground, as are some remnants of original building foundations. Please note the springs are not accessible for guest use. We invite you to explore the wonder that is the Historic Cold Sulphur Springs Campground and see the beauty that lies within.

Only 15 minutes from the Swift Run Gap Entrance to the Shenandoah National Park our farm has a mountain feel. Our 17 acre farm was originally part of a larger family farm and moonshine stills were once in operation on the property, now we grow veggies and berries and raise chickens for eggs and meat. The Mayapples are prolific in spring and the fall colors are terrific. The campsites are in the woods and around the field a distance away from the house. There are walking trails and a pond and a hammock for relaxing, close to great hiking, summits and waterfalls, 50 minutes to Old Rag. Many local wineries to discover and many historical sites including Montpelier and Monticello and Charlottesville and UVA New as 2023** the barn referred to in early reviews is now a music studio and no longer for use by campers. The Batesville Sweet Spot

Enjoy 100 acres of mature hardwoods, meadows, ponds, and a small stream, the headwaters of the Mechums River. We recognize it as the ancestral lands of the Monacan Indian Nation, a Siouan-speaking tribe of Virginia's Piedmont and mountain regions. We welcome all people to enjoy the land we have been privileged to inhabit for the past fifty years. The property is under a conservation easement with The Nature Conservancy and has a recently installed 5-acre wildflower meadow and 1,000 newly planted trees. Fifty acres are mature hardwood forests. Our two Hipcamp sites offer absolute privacy and quiet on 100 acres of open meadows, forests, a small stream, and two ponds. The barn has water and electricity so that you can recharge your phone. Enjoy bird watching, fire-gazing, bicycling, and hiking our many trails. Firewood is provided at no extra charge. Fires are allowed, weather permitting. HIpcampers will be notified if there is a no-burn policy. One pond features a sandy beach, a mud kitchen for the little ones, a dock, two kayaks, two canoes, and an island complete with a hammock! On starry nights, paddle to the floating dock for excellent stargazing. Both ponds are stocked. LOCATION: DETAILS OF TWO CAMPING SITES The two sites are separate from one another, located at different ends of the property. If you are deciding which campsite to choose, here are a few things to consider: Both sites are private, quiet, and within walking distance of a pond or swimming hole, but offer different advantages. WIFI is unreliable at either site but available at the barn, closest to the RIDGE. THE RIDGE CAMPSITE This is a true gem of a campground, with a mature hardwood forest on an incredibly situated ridgeline running north-south. The walking paths around the property are splendid, with signs of native wildlife, including turkey, deer, beaver, piliated woodpecker, and much more. It offers an easy drive right into. The outhouse is a close walk from your campsite—an open meadow on a ridge surrounded by forest and a 5-minute walk to the pond. It is best for groups of 10 and under. It has a fire pit, a picnic table, and a hammock. We welcome families but no large groups. THE RIVER CAMPSITE is a larger open meadow beside a small stream, suited for small and larger groups (up to 10). We welcome several families but no larger groups. A refreshing swimming hole is a short walk away; the pond is a longer walk. CHECK-IN AND CHECK-OUT DETAILS - Check-in is available after 4 pm; Exceptions can often be made. Please inquire. - Check-out time is 4:00 pm. GENERAL LOCATION To find We are located off a country gravel road at the foothills of the Blue Ridge Mountains, two miles from The Batesville Market, where you can pick up gourmet fare and hear live music most Saturday nights. NEARBY SIGHTSEEING AND RECREATIONAL OPPORTUNITIES We are within half an hour's driving distance of the Blue Ridge Parkway, the Crozet Tunnel, the Shenandoah National Park, Charlottesville, Waynesboro, and Staunton (and its famous Blackfriar Theater). The property itself is wonderful to explore - whether it be hiking around the property, fishing, swimming, or kayaking in the pond, or having a cup of coffee watching the sunrise.The property is also located just 15 minutes from Shenandoah National Park, about 40 minutes from Old Rag Mountain, and about 1.5 hour drive from Little Washington, VA, where you can head to a winery, a brewery, or dine at a nice restaurant. I am just 6 miles from Sperryville, VA if you'd like to head into town.I really enjoy meeting guests and showing you where everything is on the property, beyond that I respect guests' need for privacy and quiet-time. Enjoy your time here!About the Listing:Come and pitch your tent at one of the two campsites, both with a beautiful view of the pond! The campground is grassy and there are shaded areas as well.  Each campsite has its own private fire pit to cozy up by and toast some marshmallows. I also provide picnic tables for you to grab a bite to eat after a day of exploring! There is a bathhouse with a flush toilet for your comfort, a utility sink and outdoor shower. There is hot water and electricity as well! There is a spigot for water as well as provided drinking water jugs for our guests. We do not have a kitchen area available, though there is a cooking grate on the fire pit! I suggest a propane camping stove if you'd like to cook at the campsites. While the campsites are spaced out enough for privacy, you should expect to see other campers or me, your Host, periodically throughout your stay. Additional Details to Note:- Check-in time: After 12pm noon and Check-out time: By 12pm noon- There is no wifi on the property and some carriers have limited cell reception here, so please keep this in mind when planning the logistics of your travels and your stay. Great opportunity to unplug if you'd like!- The property is great for everyone, so bring the kids and family!- Camp fires allowed in the fire pit that I provide on the property.- You should expect to hear roosters, dogs, cows next door, and bullfrogs in the summer. Wanting to connect our kids with the earth and know that fresh food starts in the ground we decided to create Full Life Journey Farm, a RV Park, because we love camping and a farm, because we like to eat good food.
