Frenchman's creek runs through the ranch which has hay fields, aspens, cottonwoods, pinons, cows, chickens, sheep and pigs. Deer, elk, coyotes and bobcats also wander through. We are 15 minutes from BV, 10 minutes from Clear Creek Reservoir, 20 minutes from Twin Lakes and 30 minutes from Leadville.

One of the valleys last original stone homes dating back to 1845. We have been restoring the buildings made from the stone. The main house which is not yet finished has beautiful etched glass windows of the cattle drives. James Hinds the homesteader and original owner of the ranch created the ware and hinds ditch which supplies our abundant Valley water. He was a prominent attorney and got our water rights given to us forever from President Harrison. It includes water that extends to the middle of the Colorado River and the one mile of our shoreline. Everyday that we live here we give thanks for his wisdom and foresight. The once huge ranch that used to extend across I -70 and to the far side of the Colorado River is now reduced to our beautiful 110 acres, but it is the most beautiful and historic part of his astounding empire. The market is right on 285 Highway, which leads to Denver or Buena Vista. The scenic ride is beautiful. South Park hosts many carnivals with food trucks that serve amazing dishes. Fall in love with South Park, known for gold medal fishing and hot springs within 40 minutes away. Sleep in your RV with the soothing sound of silence to recharge and find peace. There are great hiking trails nearby and a quiet country road for biking. The ski resort in Breckenridge is just 25 minutes away. The towns of Alma and Fairplay have a history of gold dredging, with some placer gold operations still active. This land was part of a mining project, and some mine entrances were closed by my husband when we first moved here. Learn more about this land and Fairplay at the Visitor's Welcome Center in Downtown South Park. There are lots of historic places to explore. Please be aware that this campsite is full of trees and set in a park-like setting, and wildlife is active here 24/7. We only rent two spots and are located near several national forests. Campsite #1 comes with electricity and water. Please bring your own extensions and hoses; if needed, contact me in advance, and they will be in the blue box.

About

Adjacent to the White River National Forest, Sylvan Lake State Park is a great place for those new to the outdoors and hardcore campers alike. Accommodation options range from simple campsites without hookups to cozier yurts and cabins, and there are plenty of creature comforts (notably coin-operated showers and flush toilets) to keep things pleasant. The park’s eponymous lake is its biggest draw, with 42 surface acres for paddling, and it’s kept stocked with cutthroat and rainbow trout. Plenty of people come in the winter, primarily for snowshoeing, cross-country skiing, and snowmobiling.

Tips for snagging a campsite

  1. You can reserve a campsite or yurt through Colorado Parks and Wildlife, either online or over the phone.
  2. Campsites and cabins open for reservation six months in advance. Book as early as possible if you’re after a cabin or want to come on a summer weekend.
  3. If you can't find a campsite, cabin, or yurt on your preferred dates, consider booking a campsite in the surrounding White River National Forest or reserving a private Hipcamp.
  4. Elk Run Campground closes from November through April, Fisherman’s Paradise and cabins are available year-round. Yurts are available from mid-May until the middle of November.

When to go

Sylvan Lake State Park is at its most popular between Memorial Day and Labor Day, when the weather is great for paddling and camping, and it can get crowded, especially on weekdays. September weekends are a great alternative if you want warm weather without the big crowds, but note that there are restrictions on where you can fish in September and October (spawning season).

Know before you go

  • The closest place to get food, supplies, and gas is the town of Eagle, a half-hour drive away.
  • There's no Wi-Fi or cell-phone coverage in the park. If you need to make a call, there are a couple of courtesy phones. If you need to get online, you'll need to drive to the outskirts of Eagle to get a signal.
  • The dry dump station, flush toilets, spigots, and coin-operated showers are only available from mid-May through October, but vault toilets are available year-round.
  • Paddleboards, kayaks, and canoes are available for rent in the summer months. Loaner snowshoes are available in winter.
