We loved our week at the ranch. The natural setting is extremely private and a perfect spot for setting up camp. The roads are good. It's close to Florissant. Tim communicates well. This is definitely one of our favorite spots in Colorado; coming back next year.

Beautiful spot
19 ft campervan
We spent one night at this spot. We had beautiful weather and we loved sitting by the lake and letting our dogs run freely. Camping area was clean and level for our Sprinter
Afew things to note:
No firepit at the site (we had a propane pit with us so we used that).
There were kayaks and canoes but the paddles were locked up. We would've loved to take one out .... next time!
Tim was easy to contact and enjoyed our stay. We will definitely return.

This was our first time using Hipcamp and it was a great experience. Tim’s land was beautiful, private, and peaceful. Our kids caught and safely released several fish from the pond. We will be back for sure.
