Muskitty Acres Farm is on the site of the oldest certified organic orchard in Colorado. Only three miles from the nearest town, Paonia, our farm borders on the north fork of the Gunnison river to the north, the ditch line to the south, and farms to the west, which means there are no main roads and no traffic at all, save from the railroad line that runs near the ditch. (Trains tend to go by about once every 24 hours). Expect the land to be bumpy and somewhat overgrown.Areas near the river bank cleared for tents, or pick a different spot after seeing the property. Most camping spots have a secluded feeling, there is no city noise or lights, the area is sparsely settled. Night skies are very often clear and starry. There are hiking trails near.  No hunting or fishing on my property. Terrain is generally rough, no facilities -- bring your own water! Trash disposal possible. Your cell phone might not work! Bring your own camping toilet. Due to possible fire ban, be sure to communicate with me in advance if you plan to have a campfire. Campsites are rudimentary!!! The campsite will be clean and inviting, but some other parts of the property are in transition. My apology in advance!! If you stay here and have liked it, consider leaving the site itself (not the whole property) a little nicer than you found it for the enjoyment of the next camper. This farm is pet friendly, but I have small animals that free range, so please plan to leash your dogs unless we test them with my small animals. This farm has good river access, but is also just 47 miles away from Penny Hot Springs and 80 miles away from Orvis Hot Springs, both clothing optional.  Paonia Town is only three miles away, atmosphere is small-town, artsy.

Place isn’t what it used to be

I’ll be the first to say - the photos of this place on the listing looked beautiful. Camping out on an orchard in the mountains? Sounds like a dream. Believe me, what we saw right away couldn’t be more different from those photos. As soon as we turned the corner over the tracks into the orchard itself, the host showed us the original camping spot depicted in the pictures -only it was run down and filled to the brim with defunct refrigerators and other miscellaneous junk. She then guided us down the road to the alternative area we could set up a tent, and there was even more trash over there. I don’t want to sound rude, but the place truly was a dump - cans of beans, hairspray, chairs, all kinds of random junk, covering the whole area where we parked. The area we actually set the tent down seems like it hadn’t been cared for in years. The 5 dogs and 2 goats were honestly a little invasive and pesky, and that’s being nice considering one of the dogs bit my boyfriend. Not hard or anything, but I’m sure no one wants to pay to stay somewhere and get bit by the owners dog. All in all, I’m writing this long review to warn other potential campers - this place must not be what it used to be. I wouldn’t want to be paid to stay here again. I hope the owner can clean the place up and care for it once again, because this place has great potential. Oh another thing, I don’t think this orchard is even functional anymore. The grass is overgrown and the trees haven’t been pruned in years.

Camping in an old orchard with beautiful views and next to the river. Camp was rustic, host was very friendly and offered us fresh picked apples, pears, and peaches. Super close to town and local wineries.

A humbling experience
If you're a real down to earth person, a true hippie camper , then you'd love this place . Friendly folks and friendly animals , great views !

Beautiful orchard and fun trains
We chose a spot near the train tracks which was very exciting for my daughter. We got the train engineer to honk at us and we flattened pennies on the track. We camped beneath a huge old cottonwood tree which provided wonderful shade. Helen was very gracious and even came out at nearly midnight to guide me in turning my camper around and to show me my camping spot. She checked in daily to see how our stay was going and if there was anything that she could do to help us. Thank you for a wonderful stay!

Beautiful property in a quiet valley. Don’t be turned off by the train tracks, it comes very rarely and it’s the most quiet train I’ve ever heard. Be aware, lots of animals off leash. Would recommend 👍
