Campers BEWARE!!!!
30 ft travel trailer · Group trip
We booked for 9 days, but left after 4 because the host did not give us the camp site we paid for, was incredibly rude, and attempted to collect cash from us for a night of camping that we had already paid for through HipCamp, saying we had showed up a day early (we didn't). Our reservation clearly stated that our site should have had a sewer hook up. When we confirmed this with the host before we arrived they said they only had a dump site and told us that we would have to move our trailer 125’ to use it. When we tried to do so on day 4, Diane's husband told us that we couldn’t and yelled at us for asking. We paid for a site with a sewer utility and were shocked by this treatment. It was clear to us that we did not actually receive the site we paid for. The listing says there are two RV sites with water, electric and sewer. However, for the duration of our stay there were already 2 other RV’s hooked up to those two full-hookup sites. They put us in their front yard, with electric that constantly surged and went out, and water ran to our camper with a 50+ foot, unsanitary garden hose. DO NOT BOOK HERE. They are double booking, collecting cash from guests and scamming people that book through HipCamp. Add that to the disgusting location at the base of the landfill hill, the resident hoard of buzzards, the constant, day and night, traffic from the dozen cars on the property, and the emaciated horses with overgrown hooves (notice other review that mentions horses). BEWARE!!!!!

Nice location, but near landfill (we did not have any problems or smells from it). Full hookup for a very reasonable cost and spots are level. Horses right outside our door contributed to lots of flies, but the horses were fun to watch. Buster, who met us on arrival and was usually on site, is very helpful and kind, and has an interesting life story. He has lived in the area all is life and knows restaurants and places to go. Not "in our business" in any way but accessible and ready to assist. We LOVED the beaches here! Drive a little south of Cocoa Beach for beautiful, empty stretches of beach. We parked near the Space Force Base and enjoyed miles of walks. We also really liked the Tiny Turtle restaurant for some Caribbean Fusion food and the Fat Donkey (right next door) for some melty but delicious ice cream! My cell provider is AT&T and my husband has Verizon. We both had limited cell service. Verizon was better and at night was 2 bars. We would stay again just to listen to Buster tell more stories!

Peace, quiet, horses, and a pool
30 ft travel trailer · Group trip
Diane has created a unique and peaceful atmosphere that is saturated in the authentic feel of "Old Florida" as naturalist and historians refer to it. It's a good location if you are seeking a quiet rural setting, yet it's only 20 minutes or so to most everything you could want or need in Coco Town itself or in 30 minutes you're right on the beach in Cocoa Beach. Diane and her caretaker Buster are accommodating, friendly and very knowledgeable about the area. In addition there is a swimming pool I guess are allowed to use that looks very lovely and I'm sad to say I have not taken the opportunity to enjoy it yet but I plan to soon and that's definitely an additional huge Plus. If you think you would enjoy country setting watching horses graze in the pasture under oaks dripping with Spanish moss with birds frolicking overhead and you don't mind and occasional visit by the friendliest and equally strangest cat in all of Florida LOL then you're definitely going to love it here.
